What’s in a Home Information Pack?
To take the mystery out of HIP’s, here’s a list of the required documents that comprise a Home Information Pack (if your property is Leasehold, add the Lease as a required document):
This is a formal document listing all of the contents of your pack. If any of the required documents are temporarily unobtainable, the reasons why must be listed here, together with information on what steps have been taken to obtain the missing documents.
- Energy Performance Certificate (See our page on EPC’s)
Another formally laid out document which gives information on the property type, whether it is Freehold or Leasehold, vacant or has tenants, whether it is registered with the Land Registry and to whom the property belongs.
These are documents held by the Land Registry which hold information about and plans of your property. They are public information and available to anyone from http://www.landregisteronline.gov.uk
These are performed by the Local Authority under which your property is registered. They are public information, available to anyone for a fee and include the reports CON29 and LLC1 which list information about planning and building regulations, roads and traffic, local land charges and supplementary information about local amenities.
- Water and Drainage Searches
Your local Water Company will provide these, again to anyone, for a fee. The report produced in called CON29DW and provides information on the Water and Drainage facilities to your property and its surrounding area.
How does the process work?
Once you’ve decided to put your property on the market, we’d expect that the process followed these steps:
- Invite a few Estate Agents in to value your property. Once you’ve chosen the Estate Agent you’re happy with, ask whether they accept independent Home Information Packs and take their email details
- Email or phone us for a quote. So that we can be accurate, we’ll need the following information:
- The address
- The Local Authority that the property falls under
- The Type of Property (house, flat etc) and number of bedrooms;
- Whether the property is Freehold or Leasehold
- Your capacity as seller (is it your property, part of an estate, etc)
- If you’re happy with our quote, we’ll email you our terms and conditions, which you can return with a deposit of £150 (to cover the searches). We’ll contact your estate agent to inform them that you’ve commissioned a HIP Pack and make an appointment for a Domestic Energy Assessor to visit your property at a convenient time in the next few days.
- Once the Domestic Energy Assessor has been, you should have your Home Information Pack within a week. We’ll hand deliver it, to give you the opportunity to ask any questions you may have, and at the same time we’ll collect the balancing payment due.
- You hand the pack to your Estate Agent and the cycle is complete. If there are any further requirements of us, we’re just a phone call or email away and always happy to help.
Alternatively, we can provide you with an EPC and basic guidance on how to put your Home Information Pack together yourself. Ask us for details.
